Inspecting the Property

The property was inspected by CHB Inspections on December 18th, 2023. It was actively raining, and had been for days, so we were able to get a good sense of water intrusion.

Here is a summary of their major findings:

  1. The chimney, made of brick and copper, has an active leak and must be repaired immediately. It requires a new cap and repointing.

  2. The half bath shows extensive water damage and must be repaired immediately.

  3. The cellar shows some minor standing water during heavy rain, likely solvable with a French drain.

  4. The boiler is at the end of its expected functional life. The flue piping is deteriorated and rusting, which can cause carbon monoxide leaks. Both must be repaired immediately.

  5. The electrical system appears to be non-professionally installed. There are open junction boxes, missing cover plates, mismatched breakers, missing GFCI, and ungrounded outlets.

  6. The roof is shingle and in good condition, estimated to last 15 more years. The sheathing appears wavy. Plumbing vents should be installed.

  7. The exterior walls show some damage and bowing, and should be repaired and monitored. The siding may contain asbestos, but does not need to be replaced.

  8. The exterior doors show weather damage and should be repaired.

  9. The porch shows wood rot and should be repaired.

  10. The gutters should be repaired and drainage improved.

  11. The lab tests showed mold in the air and bacteria in the well.
